GENERAL <br /> Kleinfelder is pleased to present the results of our soil suitability study for the property <br /> located at 19992 East Lone Tree Road in E�scalon, California.,The Assessor's Parcel <br /> Numbers for the property are 205-100-16 and 205-100-17. An aerial photograph <br /> showing the approximate site boundaries is presented on Plate 1. We understand the <br /> two existing parcels are proposed to be split into three new-paw The purpose of our <br /> study was to determine the suitability of each new property for septic tank usage. The <br /> study was performed in general accordance with the requirements of the San Joaquin <br /> County Development Title, Section 9-1105. The following sections include background <br /> information regarding the project site and the proposed parcel split, past and present <br /> uses of the site, existing septic tank performance and permitting, and the groundwater <br /> conditions in the project area. In addition, discussions regarding our investigative <br /> ` procedures and the site conditions encountered during our field exploration are <br /> included. Finally, the results of our percolation tests, nitrate loading calculations, and <br /> subsequent conclusions are presented. <br /> L <br /> 2. SITE DESCRIPTION / PROPOSED DEVELOPMENT <br /> I <br /> At the time of our study, the subject property consisted of two parcels used primarily far <br /> agricultural purposes. The northern and southern parcels are about 321.62-6nnd 88.57 <br /> acres, respectively, and are separated by Lone Tree Creek, which flows from east to <br /> west. The southern parcel was a mature almond orchard. The majority of the northern <br /> parcel was a corn field. The northern parcel also contained numerous structures <br /> including nine residences, fourteen barns and sheds, a dairy in the eastern portion of <br /> the lot, numerous above-ground storage tanks, and several ponds adjacent to the dairy. <br /> The project site was bound to the north by Lone Tree Road,-to the east by South Van <br /> Allen Road and agricultural land, to the south by Zumwalt Road and agricultural land, <br /> and to the west by Carrolton Road and agricultural land. Numerous dairies were <br /> located within the surrounding area._Tfie existing parcels are zoned AG-40 (General <br /> Agriculture). An aerial photograph showi, g the existing developed components of the <br /> project site is presented on Plate 1. <br /> We understand that the existing two parcels are proposed to be split into three new <br /> parcels.
