k'q KLEINFELDER <br /> 1 SUMMARY <br /> A Phase I Environmental Site Assessment (ESA) was conducted for Larry Woltjer of the <br /> property located south of Lone Tree Road, east of Carrolton Road, west of Van Allen <br /> Road and north of Zummalt Road, northwest of Escalon, California. The subject site is <br /> approximately 410-acres in size and at th@ time of Klemletda s site reconnaissance the <br /> site consisted of orchard, row crop, a dairy`and rural residences. The site inclues two <br /> �- APNs; APN 205-100-16 (da�lry portion) and APN 205-100-17 (orchard portion). In <br /> summary, Kleinfelder's assessment revealed the following information associated with I <br /> the subject site: <br /> — <br /> • Concrete irrigation control structures and standpipes are located throughout the <br /> orchards in the southern portion of the site. On properties with a history of <br /> agricultural use, underground pipelines may exist. It was common for said <br /> pipelines to contain asbestos (e.g. Transite pipe). A transite standpipe was noted <br /> in the northeast corner of APN 205-100-17. <br /> • Due to the historical agricultural use of the site it is possible that environmentally <br /> _ persistent pesticides may have been applied to the site. <br /> • Vanderschaaf, 15355 Van Allen Road, an address associated with the subject <br /> — site, appears on the Statewide Environmental Evaluation and Planning System <br /> (SWEEPS UST) database. The USTs at this address are reported as a 350- <br /> gallon diesel UST and a 350-gallon leaded fuel UST. According to the SJC/EHD <br /> UST file, two 350 gallon UST's were removed from the site in February of 1990. <br /> • Pole-mounted transformers were noted thought out the site. Blue non-PCB <br /> stickers were noted on several of the Pole-mounted transformers. <br /> • A remnant burn area was noted in the north central portion of APN 205-100-17. <br /> • Two diesel AST's are located on the southeast border of the dairy. One is <br /> located on an above ground cradle and one is located on wooden blocks on the <br /> ground. A Diesel AST in an above ground cradle was noted in the center of APN <br /> 205-100-17 (orchard). Three diesel AST's in above ground cradles are located <br /> north of the milk barn. An AST of disinfectant for the cow udders is located north <br /> of the milk barn. Two AST's are located in the western portion of the dairy. A <br /> large AST is located in the open area between the barns and sheds in the <br /> southwestern portion of the dairy (APN 205-100-16). <br /> • A large water AST is located south of the milk barn. <br /> • An irrigation pump is located in the center of APN 205-100-17 and on the <br /> western border of APN 205-100-16. <br /> — 67453.P01/ST06R715/RB:ly Page 1 of 37 <br /> ©2006 Kleinfelder, Inc.
