PROJECT TO INCLUDE A 3,000-SQUARE-FOOT OFFICE AND <br /> EQUIPMENT STORAGE BUILDING AND A 2,000-SQUARE-FOOT POLE BARN <br /> TO BE USED FOR TREATMENT, PROCEDURES, AND BOARDING FOR ONE <br /> TO TWO ANIMALS. IN ADDITION, THE APPLICANT PROPOSES TO BOARD <br /> 15 ANIMALS MAXIMUM, 4 DAYS QUARTERLY FOR A SEMINAR. (DISTRICT 5). <br /> APPLICANT: Fred and Faye Paulus APN: 229-080-74 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Lone Tree Road has an existing right-of-way width of 40 feet and a planned right-of-way width of <br /> 60 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachmentpermit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $1,054 per <br /> 1,000 gross square foot of building as service commercial generated in the Escalon area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 4. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 5.
