LONE <br /> TREE ROAD, ESCALON) <br /> The applicant has submitted the above referenced Variance application to vary the <br /> minimum parcel size in the Limited Agriculture-10 acre minimum (AL-10) for new parcels <br /> to a five-acre minimum. The underlying project is a Minor Subdivision application to <br /> subdivide an existing 15.38-acre parcel into a five acre parcel for an existing rice drying <br /> facility (Use Type: Agricultural Processing) and a ten acre remainder. The proposed ten <br /> acre remainder is surrounded by levees to facilitate flood irrigation for the production of <br /> rice. The remainder parcel would have frontage on S. Escalon-Bellota Road. <br /> The project is located on the south side of E. Lone Tree Road, 400 feet east of S. <br /> Escalon-Bellota Road, north of Escalon. <br /> Background <br /> On April 22, 1976, the San Joaquin County Board of Zoning Adjustment approved Use <br /> Permit No. U-76-80 for a rice drying and storage facility. The 29.47 acre parcel was <br /> zoned GA-5. <br /> On April 19, 1990, the San Joaquin County Planning Division approved Lot Line <br /> Adjustment application No. LA-90-55. The Lot Line Adjustment reduced the project <br /> parcel to 27.3 acres. <br /> On April 19, 1990, the San Joaquin County Planning Division also approved Minor <br /> Subdivision application No. MS-90-76 for three lots. The parcel was zoned AL-10. <br /> Resultant Parcel 1 was a 1.3 acre homesite parcel for a family member. Parcel 2 was a <br /> 15.3 acre parcel that contained the rice drying facility. Parcel 3 was a 10.8 acre <br /> unimproved parcel. <br /> I <br />
