Phase 1 is to <br /> convert an existing 8,700 square-foot agricultural storage building including canopy into a food <br /> preparation services and storage building. Phase 2 is the conversion of an existing 11,300 square-foot <br /> agricultural storage building including canopy into storage for packaged product; located on the south <br /> side of Lone Tree Road approximately one-half mile east of Escalon-Bellota Road,north of Escalon. <br /> (Supervisorial District 4) <br /> PROPERTY OWNER: Richard Cava APPLICANT: John Hamilton <br /> ADDRESS: 26414 E. Lone Tree Road,Escalon APN: 229-080-86 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Lone Tree Road has an existing right-of-way width of 62 feet(42 feet south of the centerline) and a planned <br /> right-of-way width of 84 feet. <br /> Buerer Lane(non-County-maintained road along the south end of the subject property)has an existing right-of- <br /> way width of 50 feet and a planned right-of-way width of the same. <br /> RECOMMENDATIONS: <br /> 1. The Traffic Impact Mitigation Fee shall be required for any incremental traffic resulting from this <br /> application this development. The fee is due and payable at the time of building permit application for each <br /> phase of the project. The fee will be based on the current schedule at the time of payment.
