DEPARTMENTOF PARKS AND RECREATION (Staff Contact:Jeff Smith,953-8800) <br /> a. PARK FEES: Due to the relatively small size of the subdivision,less than fifty(50)parcels, <br /> the San Joaquin County Departmentof Parks and Recreation will require the collection of in- <br /> lieu fees for park development as a requirement for approval of the Map. (Development <br /> Title Section 9-1230.8) <br /> 4. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, <br /> the subdivider shall defend, indemnify, and hold harmless the local agency or its agents, <br /> officers,and employees from any claim,action,or proceeding against the local agency or its <br /> agents, officers, or employees to attack, set aside, void, or annul an approval of the local <br /> agency, advisory agency, appeal board, or legislative body concerning a subdivision,which <br /> action is broughtwithin the time provided for in Section 66499.37 of the Government Code. <br /> 5. DEPARTMENT OF PUBLIC WORKS (Please see memorandum dated October 2, 1998) <br /> a. A Final Map is required. (DevelopmentTitle Section 9-910) <br /> b. Dedication to result in a 30-foot-wide right-of-way from the centerline of Lone Tree Road to <br /> the property line shall be required across Lots 1 through 6. (Development Tide Section 9- <br /> 1150.5(b]) <br /> C. The owner shall irrevocably offer to dedicate a strip to result in a 25-foot-wide right-of-way <br /> from the centerline of Buerer Lane extension across Lots 1 through 6 and also a strip to <br /> result in a 25-foot-wide right-Cf-way from the centerline of Campbell Road extension across <br /> the east property line of Lot 6. (DevelopmentTitle Section 9-1150.5) <br /> d. All easements of record shall be shown on the Final Map. (Development Tide Section 9- <br /> 910.20) <br /> e. Buerer Lane, if it will be used for access to the property,and any driveway that exceeds 150 <br /> feet in length from any public roadway shall be improved in accordance with the <br /> requirements of Uniform Fire Code Section 10.207, San Joaquin County Standards F-1 a, F- <br /> 1 b, and F-1 c, and the Escalon Fire District prior to occupancy. (DevelopmentTitle Sections <br /> 9-1145.5 and 9-1150.15) <br /> f. Requirements for construction of improvements shall be noticed by a statementon the Final <br /> Map. (Subdivision Map Act Section 66411.1) <br /> g. Drainage from each parcel shall be retained on the site and shall be noticed by a statement <br /> on the Final Map.
