The entire property presently irrigates from the south east <br /> corner (see enclosed aerial) . From said south east corner <br /> the water flows north and west from one rice check to the <br /> next and drains into an existing drain ditch along the north <br /> side of the property. The property is not presently graded <br /> properly for the proposed parcels to irrigate independently. <br /> When the parcels are sold to separate owners they will most <br /> likely convert to crops other than rice . At that time it <br /> will be necessary to have an irrigation system in place so <br /> they can irrigate independent of each other. To accomplish <br /> independent irrigation the District recommends the <br /> following: <br /> I . Dedication of a private irrigation easement across the south <br /> side of parcels 2 through 6. <br /> 2 . Install a pipeline in said easement to distribute the <br /> irrigation water. <br /> 3 . Dedicate a private drainage easement across the north side <br /> of the parcels. <br /> 9 . The parcels when sold be graded to slope from south to <br /> north. <br /> 5 . If the ownership and maintenance of the existing private <br /> deep well and pump, which is located in the south east <br /> corner of the property, is to be shared by the owners of all <br /> the proposed parcels an operation and maintenance agreement <br /> should go with the parcels . <br /> 1205 East F StreeT / Oakdale.
