PA-0800145 OF ANTHONY PICKENS AND STEVE GERNER (APN: 229-230-04) (ADDRESS: 26778 LONE TREE ROAD, ESCALON CA 95320) This project is a Use Permit application to establish a squab raising farm for up to 800 birds. The project will include the construction of a 5,984 square foot building for bird raising. Animal f processing will be done off-site. (Use Type: Animal Raising, Small Animal- Poultry Ranch.) j The zoning is A-L (Limited Agriculture) with a General Plan Designation of AIL (Limited Agriculture). The project is located on the south side of Lone Tree Road, 750 feet west of Campbell Road, north of Escalon. The Community Development Department has reviewed this application and has the following comments: Background The site plan shows the net acreage of the parcel totals 9.60 acres. Pursuant to Development Title Table 9-1045.3, a poultry ranch is not permitted on a parcel less than 10 acres. However, Parcel Map Book 34, Page 78 demonstrates that the parcel's gross acreage is 10.01 acres. Therefore, a poultry ranch may be conditionally permitted with an approved Use Permit application on this parcel Setbacks The site plan shows the proposed squab raising building with a rear yard setback of 150 feet and the nearest side yard setback at 100 feet. Development Title Table 9-1045.3 requires that all structures containing animals must be a minimum distance of 100 feet from the nearest property line. Therefore, the proposed project meets this requirement.
