CONDITIONS OF APPROVAL <br /> PA-0400693 <br /> Green <br /> Site Approval Application No. PA-0400693 was approved by the San Joaquin County Community <br /> Development Department on January 13, 2005. The effective date of approval is January 23, 2005. <br /> This approval will expire on July 25, 2006, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kathy Allen, [209] 953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT". The Site Plan <br /> required as a part of the grading building permit must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan <br /> review. <br /> b. APPROVED USE: This approval is for a private right-of-way access to three lots (Lot 54, 55, 58) in <br /> the Oakdale Irrigated Acres antiquated subdivision as shown on the Site Plan dated November 10, <br /> 2004. <br /> c. STORM DRAINAGE: Any additional stormwater drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> d. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development for a building permit. <br /> (1) Fire department access roads shall be in accordance with section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (2) This project will potentially service more than three residences and shall comply with the San <br /> Joaquin County Development Title. Standard 9-1150.18, Standards for This P+roject Road <br /> Names and Road Name Changes, Public and Private. Please contact Kimberly Wallace at the <br /> Community Development Department at 468-2193 to complete this process prior to requesting <br /> Fire Department Approval. <br /> 2.
