PARCEL ONE AND TWO TO CONTAIN 10.38 ACRES EACH. PARCEL THREE AND FOUR TO CONTAIN 10.0 ACRES EACH,LOCATED ON THE SOUTH SIDE OF LONE THREE ROAD,APPROXIMATELY 1,300 FEET EAST OF HENRY ROAD. (SUPERVISORIAL DISTRICT 4) PROPERTY OWNER: Alan Hofmann,Bryan & Sue Hofmann and Susan Nielsen APPLICANT: Aspen Survey Company ADDRESS: 30520 E. Lone Tree Road APN: 229-150-01 and 03 INFORMATION: The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. Lone Tree Road has an existing right-of-way width of 50 feet(30 feet north of centerline) and a planned right-of- way width of 60 feet. The Traffic Impact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at the time of building permit application. RECOMMENDATIONS: 1. A Parcel Map is required. (Development Title Section 9-915.2) 2. Dedication to result in a thirty(30)foot wide right-of-way from the centerline of Lone Tree Road to the property line shall be required across the frontage of Parcel 1, 2, 3, and 4. Dedication shall be made on the Parcel Map. (Development Title Section 9-1150.5) 3. Structures,fences, landscaping and,any or all obstructions shall be removed from the dedicated right-of-way, prior to recording the Parcel Map.
