E05039B <br /> 6. center of the northern border is a residence on a 1.8 acre parcel which is not part of the subject <br /> property. <br /> LThe elevation of the Site,according to a United States Geological Survey topographic map,is about <br /> 135 to 145 feet above mean sea level. The land grades gently to the north. <br /> LAccording to San Joaquin County Community Development Department, the Site is zoned AL-10, <br /> limited agriculture,minimum parcel size 10 acres. This zoning designation "is intended to recognize <br /> and preserve areas that contain existing concentrations of small-scale agricultural operations and <br /> dwellings."(www.co.san-joaquin.ca.us,2005). <br /> L1.2 Proposed Development <br /> Our office was provided with a preliminary map from Aspen Survey Company, showing the <br /> L proposed development. The map shows the proposed division for the property,which will take the <br /> current 40 acre lot and make four parcels. All of the Parcels will be about 10 acres in size. <br /> 1.3 Site Vicinity <br /> LA site vicinity map is included in the appendix of this report as Plate 2. <br /> L1.4 Site Map <br /> A site map is included in the appendix of this report as Plate 1. <br /> L <br /> L2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> LDuring a conversation with Mr. Hoffman, (personal communication September 2, 2005), he <br /> indicated that the property has been open pasture land for the last decade. Previous to being pasture <br /> land the property was used to grow rice and various row crops. <br /> h <br /> L <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> L3.1 Existing On-Site Septic Tank Usage <br /> L According to Mr. Hoffman (personal communication,September 2,2005) there is one private septic <br /> system and well on the subject property.
