REVISED <br /> CONDITIONS OF APPROVAL <br /> MS-95-16 <br /> ROBERT KOLSO <br /> Revision of Approved Actions Application for Minor Subdivision Application No. MS-95-16 was <br /> approved by the San Joaquin County Community Development Department on October 19, 1995. The <br /> effective date of approval is October 29, 1995. This tentative map approval will expire on April 28, <br /> 1995, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been <br /> filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall h ave a minimum lot width of 200 feet, measured at the front yard <br /> setback line. (Development title Section 9-610.4) <br /> (2! All parcels shall have a minimum lot area of 10 acres. (Development Title Section <br /> 9-610.2) <br /> (3) All parcels shall have a maximum depth to width ratio of 4:1. (Development title <br /> Section 9-905.9{b}) <br /> b. SECOND UNIT DWELLING APPLICATION: An approved Second Unit Dwelling <br /> application is required for the second dwelling on Lot A. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Richard Hieb, 468-3000) <br /> See attached memo from Public Works dated March 29, 1995. <br /> 3. PUBLIC HEALTH SERVICES: (Staff Contact: Hector Castro, 468-3854) <br /> a. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed prior to <br /> recordation of the Parcel Map. A review fee of$156.00 is required at the time of submittal <br /> to the Environmental Health Division. <br /> The sewage disposal system shall comply with the on-site sewage standards of San <br /> Joaquin County prior to approval. A percolation test that meets absorption rates of the <br /> manual of septic tank practice or the EPA Design Manual for on-site waste water <br /> treatment and disposal systems is required for each parcel.
