CONDITIONS OF APPROVAL <br /> SA-99-83 <br /> Inland Investment Company <br /> Site Approval Application No. SA-99-83 was approved by the San Joaquin County Community <br /> Development Department on December 3, 1999. The effective date of approval is December 13, <br /> 1999. This approval will expire on June 13, 2001, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Jeff Fisher,468-9653) <br /> a. IMPROVEMENT PLAN: Submit an Improvement Plan. The Plan must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to "SITE PLAN CHECK LIST' for details). A fee is required for the Plan review. <br /> (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for an industrial spray painting and powder coating facility in an <br /> existing building as shown on the Site Plan submitted October 15, 1999. The project consists of a <br /> 2,300-square-foot office; a 12,700-square-foot warehouse; a 15,000-square-foot manufacturing <br /> space(3 powder coating spray booths,2 liquid spray booths, 1 automated powder coating line, and <br /> 2ovens). (Use Type: General Industrial—Heavy) <br /> c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements shall be <br /> shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (DevelopmentTitle Section 9-1015.5) <br /> (2) A minimum of twenty-five(25) parking spaces shall be provided,including one(1) handicapped <br /> accessible space and one(1)van accessible space. <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> e.
