The proposed use is consistent with the goals, policies, standards, and maps of the General Plan; <br /> any applicable Master Plan, Specific Plan, and Saecial Purpose Plan; and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because a private ski club (use type: Recreation: Outdoor Sports <br /> Clubs) is consistent with the General Agriculture General Plan designation and in turn may <br /> be conditionally permitted in the AG-40 zone with an approved Use Permit. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> This finding can be made because the site has access to Lorenzen Road via a 20-foot wide <br /> access road. There is adequate room for the required on site septic system, well, and <br /> drainage. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the site plan demonstrates that there is sufficient area <br /> for the proposed improvements. Because the site is within the 100-year flood fringe, all <br /> structures shall meet the floodplain management standards. <br /> 4. Issuance of the permit will not be signif�icantly detrimental to the public health, safety, or welfare or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for this project found no <br /> potentially significant environmental impacts. The San Joaquin River and an existing 100- <br /> year flood levy buffer this project from surrounding agricultural land uses. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the site plan demonstrates that no grading or <br /> construction activities will take place on the levee or in the river. In addition, the <br /> Reclamation Board will require a permit. <br /> . �. <br />
