ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Pian: <br /> (1) Access is to be provided tith20-fo -wide private right-of-way from the east end of Lorenzen <br /> Road. The first 100 feet o e road from Lorenzen Road shall be paved The remainder <br /> of the access road shall be surfaced with a minimum of four inches of aggregate base. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities,including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way,including the adjacent <br /> river. Screening shall be six(6)to seven (7)feet in height. Outside storage is not permitted in <br /> front yards, street side yards, or in front of main buildings. (Development Title Section <br /> 1022.4[d][2]) <br /> h. SOIL REMOVAL: No material excavated during construction of the approved facility shall be <br /> removed from the site. CUT AND FILL: No areas to be cut or filled shall be located within 25 feet of an existing levee, river, <br /> wetland area,or property boundary. <br /> j. TREE PRESERVATION,WETLAND AND RIPARIAN HABITAT: No trees or riparian habitat shall <br /> be removed. No wetland area shall be disturbed. New riparian areas shall be established as shown <br /> on the approved site plan dated February 6, 2001. A tree preservation, wetland protection, and <br /> riparian habitat plan shall be prepared by a qualified biologist for approval by the Community <br /> Development Department prior to approval of the build inglimprovement plans. The plans shall <br /> include provisions for protecting trees, riparian habitat, and wetlands during construction. <br /> (Development Title Chapters 9-1500 and 9-1510) <br /> k. CULTURAL RESOURCES: If, in the course of development,concentrations of prehistoric or <br /> historic-period materials are encountered,all work in the vicinity of the find shall halt until an <br /> archaeologistcan evaluate the materials and make recommendationsfor further action. If human <br /> remains are encountered,all work shall halt in the vicinity,and the County Coronershall be notified <br /> immediately. At the same time,a qualified archaeologistshall be contacted to evaluate the finds. if <br /> human burials are found to be of Native American origin,steps shall be taken pursuantto Section <br /> 15064.5(e)of Guidelines for California Environmental Quality Act. <br /> I. An Encroachment Permit shall be required for work within the road right-of-way.
