f, ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access is to be provided by a 20-foot-wide private right-of-way from the east end of Lorenzen <br /> Road. The first 100 feet of the access road from Lorenzen Road shall be paved. The remainder <br /> of the access road shall be surfaced with a minimum of four inches of aggregate base. <br /> g. SCREENING: Screening shalt be provided and comply with the following: <br /> (1) All storage materials and related activities,including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way,including the adjacent <br /> river. Screening shall be six(6)to seven (7)Beet In height. Outside storage is not permitted in <br /> front yards, street side yards, or in front of main buildings. TREE PRESERVATION,WETLAND AND RIPARIAN HABITAT: No trees or riparian habitat shall <br /> be removed. No wetland area shall be disturbed. New riparian areas shalt be establishedas shown <br /> on the approved site plan dated February B, 2001. A tree preservation,wetland probx0on, and <br /> riparian habitat plan shall be prepared by a qualified biologist for approval by the Community <br /> Development Department prior to approval of the buildingrmprovement plans.
