CONDITIONS OF APPROVAL PA-1100184 VAN GRONINGEN & SONS, INC., ETAL/QUARTAROLI Lot Line Adjustment Application No. PA-1200184 was approved by the Community Development Department on January 11, 2013 ,which is the effective date of approval. This approval will expire on July 13, 2014 , which is 18 months from the effective date of approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land Surveyors'Act. Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a Notice of Lot Line Adjustment. 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff. John L. Funderburg, 468-3160) a) APPROVAL: This approval is for a Lot Line Adjustment application among three parcels as shown on the revised site plan dated November 26, 2012. b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall be submitted to the Surveyor's Division for review and forwarding to the Community Development Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) c) FARMLAND SECURITY CONTRACT: The property owner shall rescind the current contracts and shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. The "Notice of Lot Line Adjustment" shall not be recorded until the Farmland Security Contract has been deemed complete. Filing fees are required for this application. (Government Code Section 51257) d) LOT WIDTH: (The following requirements shall apply) i) Parcel One shall be a minimum of 150 feet in width, measured at the front yard setback line. (Development Title Section 9-610.4) e) LOT SIZE: i) Parcels One and Two shall be a minimum of 2.0 gross acres in size. (Development Title Section 9-872.2 (d)) f) PROPERTY LINE SETBACK: (The following requirement shall apply) i) The proposed new property lines for Parcels One and Two shall meet the side and rear yard setback requirements for the AG-40 zoning designation (General Agriculture, 40-acre minimum) for non-agricultural and agricultural structures. (Development Title Section 9-610.2) g) PLANNING APPLICATION PA-1100183: The "Notice of Lot Line Adjustment" for application PA- 1100183 shall be recorded and deeds transferred prior to the recordation of the "Notice of Lot Line Adjustment"for application PA-1100184. 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated January 2, 2013) 3) ENVIRONMENTAL HEALTH DEPARTMENT: (See the attached memo dated December 12, 2012)
