CONDITIONS OF APPROVAL <br /> MS-00-7 <br /> Slikker <br /> Minor Subdivision Application No. MS-00-7 was approved by the San Joaquin County Community <br /> Development Department on May 24, 2000. The effective date of approval is June 3, 2000. This <br /> tentative map approval will expire on June 3, 2003, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Tina Wehrmeister,468-8477) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Tentative Map <br /> dated April 18,2000. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 shall have a minimum lot width of 150 feet. (DevelopmentTitle Section 9-010.4) <br /> (2) Parcel 1 shall be between two (2) net acres and five(5) gross acres in size. (DevelopmentTitle <br /> Section 9-010.3[a]) <br /> c. WILLIAMSON ACT CONTRACT: An application for a California Land Conservation Contract(also <br /> known as the Williamson Act) shall be filed prior to approval of the Parcel Map. Legal descriptions <br /> reflecting the new parcel configurations shall be submitted with the application. Filing fees are <br /> required for this application. <br /> d. NOTICE OF NON-RENEWAL: A Notice of Non-renewal for all parcels below the ten (10) acre <br /> minimum parcel size will also be initiated by San Joaquin County in conjunction with the contract. A <br /> fee for the recording of the Notice of Non-renewal is required. <br /> e. TRANSFER RESTRICTION: A Note shall be placed on the Parcel Map and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrently with the Parcel Map, with a reference to the <br /> instrument numberof said recorded notice,stating that: <br /> (1) The homesite shall not be transferred separately until 10 years from the date of <br /> approval,or upon the death of an owner owning at least fifty(50) percent interest in the <br /> homesite parcel. <br /> (2) The designated Remainder shown on the Parcel Map is restricted from further <br /> subdivisionsfor homesite purposes,except for financing only, by Section 9-610.3 of the <br /> San Joaquin County DevelopmentTitle. <br /> f. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot-wide private easement for access to the designated Remainder, along the <br /> west side of Parcel 1, shall be shown on the Parcel Map.
