For future development of"Designated Remainder" improvements shall be provided in accordance with the <br /> adopted County development policies for"Division 11: Infrastructure Standards and Requirements" of the <br /> San Joaquin County Development Title, and shall be noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66424.6) <br /> 4. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 5. Dedication to result in a twenty-five(25) foot wide right-of-way from the centerline of Louise Avenue to the <br /> property line shall be required across the frontage. Dedication shall be made on the Parcel Map. <br /> (Development Title Section 9-1150.5) <br /> 6. Structure's, fences,landscaping and, any or all obstructions shall be removed from the dedicated right-of- <br /> way,prior to approval of the Parcel Map. <br /> 7. This area has been subject to historic flooding.
