It is important to recognize that all septic systems have a lifespan, which is dependant on several
factors and is difficult to determine. Septic system leachline failure may result from the advanced
formation of a "biomat" or"clogging mat" on the wetted soil/effluent interface. This mat is
composed mostly of aerobic and anaerobic bacteria and bacterial products consisting of a slime of
polyuronides and polysaccharides. If the soil/effluent interface is well aerated, a variety of soil
microfauna such as nematodes and protozoa may digest the clogging mat bacteria. The majority of
subsurface soils under the property consist of silty, fine sands. Consequently, there will be a greater
opportunity for oxygen intrusion from the atmosphere. This will theoretically assist in biomat
degradation. The second factor for leachline failure would be of course, root intrusion into the
leachline piping, as was observed.
The subject site will continue to be productive farmland, and is surrounded by properties that
engage in production agriculture. Consequences of this land use include: noise, dust, odors, insects,
machinery, crop dusting aircraft, trucks, exhaust and other environmental effects that may be
offensive to some people. It is recommended that bottled water be used for drinking and cooking
purposes in agricultural areas.
LIMITATIONS
The findings, testing, opinions and conclusions of this report are based upon information from
standard engineering and analytical test procedures, contemporary scientific literature and agency
consultations. Information in this report is deemed reliable by the sources from where it was
obtained. Results of the percolation testing should be assumed to only represent the subsurface
conditions encountered in the specific location of testing as denoted on the Tentative Map, and not
of the entire proposed area for each individual Parcel.
This report is based upon current scientific knowledge to assess factors which are extremely
variable and complex within the environment. San Joaquin County Environmental Health
Department Sewage Standards have been employed for the purpose of preparing this study.
Therefore, no guarantee or warranty is expressed or implied concerning any aspect of this
investigation, the prevention of environmental impact, or related issues.
The opportunity to provide this service for you is appreciated.
