CONDITIONS OF APPROVAL MS-93-117 Monty Vander Beek Unless otherwise specified, all Conditions of Approval shall be compiled with prior to the approval of the Parcel Map. This approval will expire three years from the date of approval unless (1) all Conditions of Approval have been compiled with and (2) a Parcel Map has been filed with and accepted by the Surveyor's Office. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance requirements. Ordinance requirements cannot be modified. 1. COMMUNITY DEVELOPMENT DEPARTMENT a. All parcels shall have a minimum width of 330 feet. (Development Title Section 9-610.2) In. Parcel 1 shall be 10 acres in size. (Development Title Section 9-610.3[a][3]) C. A 25-foot-wide private easement for access to Parcel 2, along the west side of Parcel 1, shall be shown on the Parcel Map. (Development Title Section 9-1150.15) d. The following note shall be placed on the Parcel Map: • At the time of development of Parcel 2,the entire length of the private right-of-way for Parcel 2 shall be constructed and maintained to the standards required by Section 10.207 of the Uniform Fire Code and applicable San Joaquin County Improvement Standards. (Development Title Section 9-1150.15[c]) e. A Note shall be placed on the Parcel Map and a Notice of Minor Subdivision Restriction shall be recorded concurrently with the Parcel Map to the effect that the property shown on the Parcel Map is restricted from further subdivision, for homesite purposes, by Section 9-610.3 of the San Joaquin County Ordinance Code. 2.
