CONDITIONS OF APPROVAL <br /> MS-93-117 <br /> Monty Vander Beek <br /> Unless otherwise specified, all Conditions of Approval shall be compiled with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT <br /> a. All parcels shall have a minimum width of 330 feet. (Development Title Section 9-610.2) <br /> In. Parcel 1 shall be 10 acres in size. (Development Title Section 9-610.3[a][3]) <br /> C. A 25-foot-wide private easement for access to Parcel 2, along the west side of Parcel 1, <br /> shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> d. The following note shall be placed on the Parcel Map: <br /> • At the time of development of Parcel 2,the entire length of the private right-of-way <br /> for Parcel 2 shall be constructed and maintained to the standards required by <br /> Section 10.207 of the Uniform Fire Code and applicable San Joaquin County <br /> Improvement Standards. (Development Title Section 9-1150.15[c]) <br /> e. A Note shall be placed on the Parcel Map and a Notice of Minor Subdivision Restriction <br /> shall be recorded concurrently with the Parcel Map to the effect that the property shown <br /> on the Parcel Map is restricted from further subdivision, for homesite purposes, by <br /> Section 9-610.3 of the San Joaquin County Ordinance Code. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> (See the attached memo from Public Works dated January 11, 1994.) <br /> 3. PUBLIC HEALTH SERVICES: <br /> (See the attached memo from Public Health dated January 13, 1994.) <br /> 4. SOUTH SAN JOAQUIN IRRIGATION DISTRICT: <br /> (See the attached letter from SSJID dated December 22, 1993.) <br /> Conditions of Approval 1 - MS-93-117 <br />
