CONDITIONS OF APPROVAL <br /> SA-89-36 <br /> Concrete Products Company <br /> Unless otherwise specified, actions to implement all <br /> conditions of approval shall begin immediately following the <br /> end of the appeal period. Those actions shall continue until <br /> all conditions of approval are fully met. <br /> 1. PUBLIC WORKS DEPARTMENT <br /> a. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, <br /> on-site parking, existing and proposed utility services, <br /> and grading, shall be submitted to the Department of <br /> Public Works for approval. Drainage shall remain on-site <br /> and calculations shall be submitted for approval. <br /> b. A 12-foot wide roadway dedication is required on Louise <br /> Avenue along the frontage of APN 195-280-13. IVB D <br /> C. The frontage improvement for Louise Avenue shall be <br /> constructed in conformance with the standards for �rG <br /> one-half of an 84-foot right-of-way industrial street. <br /> The construction of the frontage improvements may be <br /> deferred at the option of the Department of Public Works , <br /> in which event the owner shall execute a Deferred <br /> Frontage Improvement Agreement prior to approval of the <br /> Improvement Plan (A $250.00 fee is required for <br /> processing per Ord. No. 3337 in addition to a copy of the <br /> Grant Deed and an engineer's estimate with a drawing of <br /> the required frontage improvement on a form to be <br /> supplied by the Public Works Department. ) <br /> d. The Lathrop Traffic Impact Mitigation Fee will be <br /> required for this Development. (The fee shall be <br /> $.38/sq.ft. of the building or $3,300/acre, whichever <br /> yields the larger fee. The fee shall be automatically <br /> adjusted annually by the Engineering Construction Cost <br /> Index as published by the Engineering News Records.) <br /> e. Encroachment permit shall be required for work within <br /> road right-of-way. <br /> f. The property shall connect to the Lathrop County Water <br /> District for water supply and a "will serve" letter shall <br /> be provided. <br />
