Gau, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT : SA-89-36 for an aggregate mix.ng and wholesale <br /> facility, located on the S . side of Louise Ave . , 475 ' E . of <br /> McKInley Ave . , Lathrop . <br /> APPLICANT : Concrete Products Company APN: 195-280-13 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insuranr_e <br /> Administration Designated Flood Hazard Area. <br /> Louise Avenue has an existing right-of-way width of 60 feet , and <br /> a planned right-of-way width of 84 feet. <br /> ORDINANCE REQUIREMENTS : <br /> 1 . An Improvement Plan, prepared by a registered Civil <br /> Engineer , showing drainage , driveway access details , on-site <br /> parking, existing and proposed utility services , and grading, <br /> shall be submitted to the Department of Public Works for <br /> approval . Drainage shall remain on-site and calculations <br /> shall be submitted for approval . <br /> 2 . A 12-foot wide roadway dedication is required an <br /> Louise Avenue along the frontaqe of APN 195-280-13 . <br /> 3 . The frontage improvement for Louise Avenue shall be <br /> constructed in conformance with the standards for one-half of <br /> an' 84-foot right-of-way industrial street. The construction <br /> of the frontage improvements may be deferred at the option of <br /> the Department of Public Works, in which event the owner <br /> shall execute a Deferred Frontage Improvement Agreement prior <br /> to approval of the Improvement Plan. (A $250.00 fee is <br /> required for processing per Ord . NO . 3337 in addition to a <br /> copy of the Grant Deed and an engineer ' s estimate with a <br /> drawing of the required frontage improvement on a form to be <br /> supplied by the Public Works Department. ) <br />
