DEVELOPMENT COMMITTEE MEMORANDUM <br /> SA-91-29 <br /> PAGE TWO <br /> (1) A minimum ten-foot-wide planting strip is required <br /> along the frontage of Louise Avenue. The strip <br /> shall be continuous except where it is crossed by <br /> driveways. This strip shal.d contain one tree for <br /> each 30 feet of frontage. <br /> (2) Required trees shall be trees selected from the <br /> County ' s Approved Tree List. <br /> (3) The installation of the landscaped strip along the <br /> frontage of Louise Avenue may be deferred at the <br /> discretion, of the Director of the Community <br /> Development Department upon execution by the owner <br /> of a deferred landscape improvement agreement. The <br /> agreement shall be executed prior to final approval <br /> of the improvement plan, and the landscaping will <br /> be installed at the time the frontage improvements <br /> for Louise Avenue are constructed. <br /> (4) In order to ensure installation of the landscaped <br /> strip, and compliance with the conditions of <br /> approval, the owner shall provide a financial <br /> guarantee in the form of a performance bond. The <br /> amount of the bond shall be based upon the <br /> estimated cost of installing the approved <br /> landscaping and irrigation plan and be approved by <br /> the Board of Supervisors. <br /> e. Parking requirements: <br /> (1) A minimum of two parking spaces shall be provided. <br /> (2) All parking stalls and driveway directions shall be <br /> delineated. <br /> (3) All parking spaces, driveways, and maneuvering <br /> areas shall be paved and permanently maintained <br /> with asphalt or cement. Bumper guards shall be <br /> provided where necessary to protect adjacent <br /> structures or properties. (Section 9-3704 (a) ) <br /> (4) One loading space shall be provided for each 3 , 000 <br /> to 20, 000 square feet of gross floor area. Each <br /> space shall be a minimum of 25 feet in length and <br /> 15 feet in width, with a minimum height clearance <br /> of 14 feet. On-site driveways and maneuvering <br /> areas may be used in lieu of one of the loading <br /> spaces as long as maneuvering areas for delivery <br /> vehicles are provided. (Section 9-3705) <br />
