An Improvement Plan , prepared by a registered Civil <br /> Engineer , showing drainage , driveway access details , on-site <br /> parking, existing and proposed utility services , and grading , <br /> shall be submitted to the Department of Public Works for <br /> approval . Storm drainage shall be retained on-site , <br /> provisions for separations of storm drainage and processing , <br /> water shall be shown on the Improvement Plan . <br /> 2 . Dedication to result in a 42 foot wide right-of-way from the <br /> centerline of Louise Avenue to the property line shall be <br /> required across the frontage of APN 195-500-02 . <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. ( The fee currently is $1 , 517 . 00 <br /> per 1 , 000 gross square feet of building as "Warehouse" in <br /> the Manteca area . The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record . ) <br /> 4 . Encroachment permit shall be required for work within road <br /> right-of-way . <br />
