AMENDED CONDITIONS OF APPROVAL <br /> LIBBY-0WENS-FORD GLASS COMPANY <br /> MS-89-60 <br /> DEPARTMENT OF PUBLIC WORKS <br /> 1. A parcel map is required. <br /> 2. The "Remainder" shall be designate as Parcel 2. <br /> 3. A 24-foot wide roadway dedication is required on Harlan Road <br /> along the frontage of Parcel 3. <br /> 4. A 37-foot wide roadway dedication is required on Louise Avenue <br /> along the frontage of Parcel 1. <br /> 5. A 25-foot wide roadway dedication is required on Louise Avenue <br /> along the frontage of Parcel 2 (Remainder) . <br /> 6. An Irrevocable Offer of Dedication shall be made for Harlan <br /> Road re-aligned to intersect Louise Avenue at the east side of <br /> Parcel 1. <br /> 7. For future development of any parcel public water, public <br /> sewer, and terminal drainage will be required. <br /> 8. The Lathrop Traffic Impact Mitigation Fee will be required for <br /> this subdivision. <br /> 9. Frontage improvements for Louise Avenue and Harlan Road shall <br /> be constructed along the frontage of Parcels 1 and 3 at the <br /> time a permit or other grant of approval for development is <br /> issued. <br /> 10. The frontage improvements of Louise Avenue along the frontage <br /> of Parcel 2 (Remainder) shall be constructed in conformance <br /> with the standards for one half of a 110-foot right-of-way <br /> urban street. The construction of the frontage improvements <br /> may be deferred at the option of the Department of Public <br /> Works, in which event the owner shall execute a Deferred <br /> Frontage Improvement Agreement prior to approval of the Parcel <br /> Map (A $250.00 fee is required for processing per Ord. No. <br /> 3337 in addition to a copy of the Grant Deed and an engineer's <br /> estimate with a drawing of the required frontage improvements <br /> on a from to be supplied by the Public Works Department) . <br /> 11. A statement shall be placed on the Parcel Map indicating the <br /> services and improvements required. <br />
