UP-89-22 FOR THE PROPOSED <br /> SAN JOAQUIN COGENERATION FACILITY (C/O POWER <br /> SYSTEMS ENGINEERING, INC. ) <br /> -------------------------------------------------------------------------------- <br /> The applicants have submitted this Use Permit Application to substitute for, and <br /> supersede, the existing approved Site Approval Application No. SA-87-36. This <br /> Use Permit Application is identical to this earlier Site Approval Application. <br /> The Planning Division is recommending that a Negative Declaration be adopted for <br /> this project. The Initial Study prepared for the Use Permit Application has <br /> been sent to the State Clearinghouse for a 30-day review period, which is <br /> scheduled to run until May 5, 1989. <br /> The Planning Division has reviewed this application and will be recommending that <br /> it be approved subject to the following recommended conditions of approval: <br /> 1 . The width of the aisle in front of the parking spaces shall be increased to <br /> twenty-four (24) feet (per Section 9-3702). <br /> 2. The type and location of all proposed nighttime security lighting shall be <br /> shown on the Improvement Plan. Outdoor lighting shall be kept to a <br /> minimum, while still providing adequate security. Lighting shall be hooded <br /> and shall consist Of wall mounted lights and/or free-standing lights with <br /> standards not to exceed twenty (20) feet in height. <br /> 3. Details of a landscaping and irrigation plan shall be shown on the <br /> Improvement Plan. As an alternative, three (3) copies of a landscaping <br /> and irrigation plan shall be submitted to the Planning Director for <br /> approval. Landscape details shall include a key showing size, type, <br /> number, and spacing of all proposed plantings. Details of an automatic <br /> and timed sprinkler system shall be shown. The following landscaping <br /> requirements shall be included in the Improvement Plan: <br />
