Lovely Road,Tracy The Environmental Health Department has the following concerns on this pre-application that need to be addressed (state specifics). A. The Environmental Health Department requires a soil suitability/nitrate loading study incorporating proposed staff and customer use, indicating that the area is suitable for septic system usage. This must be performed prior to issuance of building permit(s). A nitrate loading study is required, and a review fee of$475.00 must be paid at time of submittal to the Environmental Health Department. The sewage disposal system shall comply with the on site sewage standards of San Joaquin County prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice or E.P.A. Design Manual for onsite wastewater treatment and disposal system is required for each parcel. A permit fee of$95.00 per percolation hole is required. B. The well must be repaired under permit and inspection by the Environmental Health Department(San Joaquin County Development Title, Section 9-1115.4(e)) as follows: a. Provide a well sample tap prior to pressure tank. C. The existing private water wells shall be tested for the chemical Dibromochloropropane (DBCP)and nitrates prior to issuance of building permit(s). Samples are to be taken and analyzed by a State-approved laboratory (San Joaquin County Development Title, Section 9- 1115.7). D. Submit a revised site plan or map to the Environmental Health Department showing sewage and well information that clearly delineates the proposed locations as required by ordinance requirements (San Joaquin County Development Title, Section 9-1110.4). State on revised site plans the maximum number of employees and customers the sewage disposal system is being designed for. In addition, show on revised plans that the leach field area will be barricaded so it cannot be driven over,parked on, or used as a storage area. This leach field area must be used for that specific purpose only, and it cannot contain any underground utility lines(San Joaquin County Development Title, Section 9-1110.4(c)(5)). In addition, the revised site plan shall incorporate the 100%designed sewage disposal replacement area.
