(ALUC) and Congestion Management Agency (CMA), has reviewed a site plan application to <br /> LATHROP, expand and remodel an existing nonconforming residence in the General Commercial zone at 16 <br /> LODI, West Lowell Avenue,Stockton (APN: 175-034-03). <br /> MANTECA, <br /> RIPON' CONGESTION MANAGEMENT AGENCY'SREVIEW <br /> STOCKTON. <br /> TRACY. <br /> AND SJCOG adopted the 2016 Update to the Regional Congestion Management Program (RCMP) <br /> THE COUNTY OF (http://www.sicog-rcmp.org/ literature 231152/2016 RCMP Update Adopted Report) on <br /> SAN JOAQUIN March 24, 2016). Chapter 6 of the RCMP describes the updated Land Use Analysis Program, <br /> including Tier 1 and Tier 2 review/analysis requirements, analysis methods, impact significance <br /> criteria,and mitigation. <br /> This project does not meet the Tier 2 threshold; thus, no additional environmental <br /> documentation is requested at this time. <br /> AIRPORT LAND USE COMMISION'S REVIEW <br /> This project is located within Stockton Airport's Traffic Pattern Zone(TPZ)and compatible with the 2009 San <br /> Joaquin County Airport Land Use Compatibility Plan(ALUCP)http://www.sjcog.org/DocumentCenter/View/17). <br /> This project, identified as a residence, is located within the noise contour of 95 sound exposure <br /> level (SEL) and subject to a fair disclosure statement as a condition of development approval or <br /> building permit issuance. These notices are a form of awareness measure whose objective is to <br /> ensure that property owner, particularly residential property, are informed about the airport's <br /> impact on the property. Such notice should be recorded by the County of San Joaquin. <br /> SAMPLE NOTICE OFAIRPORTIN VICINITY- This property is presently located in the vicinity of an <br /> airport within what is known as an airport influence area. For that reason, the property may be <br /> subject to some of the annoyances or inconveniences associated with proximity to airport <br /> operations (for example: noise, vibration, or odors). Individual sensitivities to those annoyances <br /> can varyfrom person to person. You may wish to consider what airport annoyances, if any, are <br /> associated with the property before you complete your purchase and determine whether they are <br /> acceptable to you.
