CONDITIONS OF APPROVAL , <br /> PA-02-658 <br /> Rubino, et al <br /> Lot Line Adjustment Application No.' PA-02-658 was approved by the San Joaquin County <br /> Community Development Department on February 12, 2003,which is the effective date of approval. <br /> I <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on August 13, 2004,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg 468.3160) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Revised Site Plan <br /> dated January 2, 2003. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to i <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. NOW BUILDABLE PARCEL: Parcel 070-140-03 is non-buildable until a Private Right of Way <br /> application is applied for and granted by the Community Development Department. A Private Right <br /> of Way application (Improvement Plan) shall be required as part of any future Building Permit <br /> request.(Development Title Section 9-1150.14) <br /> 2, DEPARTMENT OF PUBLIC WORKS (Staff Contact: Ben Neely 468-3000) <br /> a. A Recorded Deed is allowed, but if points or lines are set, a record of Survey is required. Anew <br /> legal description shall be submitted to the Surveyor's Division for review. (Development Title Section <br /> 9-872.4) <br /> b. The new description must reflect correct distances with qualifiers to avoid overlaps or gaps. <br /> c. The development is subject to reapportionment under the San Joaquin Area Flood Control Agency <br /> Assessment District No. 96-1 (Flood Protection Restoration Project).
