T-mobile Site CA-3001 D/NW Stockton <br /> Site Plan Review/San Joaquin County <br /> Site Specifications <br /> The proposed T-Mobile facility at 10100 N. Lower Sacramento Road, Stockton, CA is <br /> located on a 2.7 acre parcel with a zoning of CC. The parcel is owned by Val San <br /> Associates Inc., and is developed as a neighborhood retail center. <br /> The facility will consist of an 85' steel monopole with up to 12 T-Mobile antennas <br /> mounted to a RAD center at the 85' level, up to 12 Nextel antennas mounted at the 70' <br /> level, a T-mobile 8' x 20' equipment concrete pad and a proposed microwave dish as <br /> needed. The overall height of the facility will be 87' 3". T-mobile's radio equipment will <br /> be located on the equipment pad and be connected to the antennas via coaxial cables. <br /> The coaxial cables will be routed from the shelter to the monopole via an ice bridge, <br /> and go up the pole inside of the monopole. The proposed T-Mobile panel antennas are <br /> approximately 51.5" tall, 10" wide and 3.5" deep. <br /> Land Use Compatibility <br /> 1. The proposed facility is located on a parcel with a zoning of CC. This zoning <br /> designation allows for the placement of wireless facilities. Project as proposed <br /> will have an overall height of 87' 3". <br /> 2. All property line setbacks will be met. <br /> 3. The proposed site location is approximately 550' from the nearest residentially <br /> zoned area. (northwest across Lower Sacramento Road) <br /> 4. The proposed site location is screened by the existing shopping center and the <br /> proposed use as a telecommunications site will be consistent with the existing <br /> commercial use of the property. <br /> 5. Project as applied is consistent with Chapter 9-1065.4 of the San Joaquin <br /> County Wireless Telecommunications Facilities ordinance in that it is a <br /> monopole, meets residential structure setbacks and is a collocation consistent <br /> with Chapter 9-1065.5. <br /> Statement of Operations: <br /> No nuisances will be generated by the proposed co-located wireless facility, nor will the <br /> facility injure the public health, safety, morals or general welfare. With proper care and <br /> separation, T-Mobile's technology does not interfere with any other forms of <br /> communication whether public or private. To the contrary, T-mobile's technology will <br /> provide vital communications in emergency situations and will commonly be used by <br /> local residents and emergency personnel to protect the general public's health, safety <br /> and welfare. <br /> Once the construction of the wireless facility is complete and the telephone switching <br /> equipment is fine-tuned, visitation to the site by service personnel for routine <br /> maintenance typically occurs an average of once a week. The site is entirely self- <br /> monitored and connects directly to a central office where sophisticated computers alert <br /> personnel to any equipment malfunction. <br />
