(APN 084-020-011 PA-0500842 (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1. The Lower Sacramento Road Special Purpose Plan and Final Report proposes <br /> significant widening along Lower Sacramento Road along with a modified access to the <br /> subject parcel. The property owner should be made aware that significant dedication <br /> will be necessary to accommodate the proposed future widening. The necessary <br /> dedication for future widening adjacent this site should be secured as a condition of this <br /> site approval via a Deferred Improvement Agreement further identified in item no. 2 <br /> below. <br /> 2. Upon development,full frontage improvements should be required adjacent to the limits <br /> of this parcel. Should frontage improvements prove not practical at this time, the <br /> owner/developer should enter into a Deferred Improvement Agreement whereby the <br /> owner/developer agrees to dedicate the necessary right-of-way and install the <br /> improvements at such time as it is practical, or required by the public agency. <br /> 3. The applicant should be aware the subject site lies within the boundary of City of <br /> Stockton Area of Benefit (AOB) No. 90 (Spanos Park East Storm Drain AOB), AOB <br /> parcel no. 57, adopted by the Stockton City Council on October 24, 2000, Resolution <br /> No. 00-05118. The base fee for this area is $18,368.49, and must be adjusted by the <br /> Stockton <br /> hMAMA <br /> All-America City <br /> Ifhll <br /> I Oy9 <br />
