Item No. 3 <br /> PC: 9-17-92 <br /> UP-92-25 <br /> Page 5 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Condition of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been compiled with, (2) all necessary building permits have been secured and remain In force, <br /> and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance requirements cannot be modtfled. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This Use Permit approval is for a maximum of 500 seats. <br /> b. Landscaping: <br /> (1) A minimum 5-foot-wide planting strip is required along the frontage of Lower <br /> Sacramento Road. The strip shall be continuous except where It is crossed by <br /> driveways. This strip shall contain one tree for each 30 feet of frontage. <br /> (A) All plant material within a 15-foot triangle at the intersection of driveways <br /> and streets shall be no more than three feet in height above curb level, <br /> except for trees which are trimmed so that no branches extend lower <br /> than six feet above the curb level. (Section 9-3233(h)) <br /> (2) The following landscaping is required in the open parking areas: <br /> (A) A minimum five percent of the area must be landscaped. <br /> (B) One five-gallon tree is required for each 10 parking stalls or portion <br /> thereof. <br /> C. Parking requirements: <br /> (1) One hundred and sixty six parking spaces shall be provided. <br /> (2) All parking stalls and driveway directions shall be delineated. <br /> (3) °11 Parking spaces, driveways, and maneuvering areas shall be paved and <br /> permanentry maintained with asphalt or cement Bumper guards shall be <br /> provided where necessary to protect adjacent structures or properties.
