Item No. 3 PC: 9-17-92 UP-92-25 Page 5 CONDITIONS OF APPROVAL Unless otherwise specified, all Condition of Approval must be fulfilled prior to the establishment of the use and the Issuance of any building permits. This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits have been secured and remain In force, and (3) all necessary permits from other agencies have been secured and remain In force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance requirements cannot be modtfled. 1. DEVELOPMENT SERVICES DIVISION: a. This Use Permit approval is for a maximum of 500 seats. b. Landscaping: (1) A minimum 5-foot-wide planting strip is required along the frontage of Lower Sacramento Road. The strip shall be continuous except where It is crossed by driveways. This strip shall contain one tree for each 30 feet of frontage. (A) All plant material within a 15-foot triangle at the intersection of driveways and streets shall be no more than three feet in height above curb level, except for trees which are trimmed so that no branches extend lower than six feet above the curb level. (Section 9-3233(h)) (2) The following landscaping is required in the open parking areas: (A) A minimum five percent of the area must be landscaped. (B) One five-gallon tree is required for each 10 parking stalls or portion thereof. C. Parking requirements: (1) One hundred and sixty six parking spaces shall be provided. (2) All parking stalls and driveway directions shall be delineated. (3) °11 Parking spaces, driveways, and maneuvering areas shall be paved and permanentry maintained with asphalt or cement Bumper guards shall be provided where necessary to protect adjacent structures or properties.
