The fee is due <br /> and payable at the time of building permit application. The fee currently is $2,079.00 per <br /> 1,000 gross square feet of building designated as 'Service Commercial' in the Lodi area. <br /> If no building permit is required, the fee will be exempt The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> c. The frontage improvemec;s for LZ -: c . <br /> frontage created by the Parcel Map shall be construci�u ,,, .;on,_ __ .v,,, _,-. <br /> for one-half of a 110-foot-wide right-of-way expressway street. The construction of the <br /> frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to the estimated construction <br /> costs prior to approval of the Improvement Plan. A $250.00 fee currently is required for <br /> processing, per Planning Title Section 9-10502, in addition to a copy of the Grant Deed <br /> and an estimate for the required frontage improvements. The estimate and legal <br /> ascription shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted to <br /> Public Works for approval. As an option, Public Works will prepare the drawing and <br /> estimate for an additional fee of $100.00. Acceleration, deceleration, and left-tum lanes <br /> may be required prior to full widening of Lower Sacramento Road. (Planning Title Section <br /> 9-2123) <br /> d. A traffic study shall be required to determine the impacts and mitigation measures. The <br /> developer shall deposit with the County the funds for all costs, as estimated by the Public <br /> Facilities Division of Public Works, prior to Public Works preparing or contracting for the <br /> required study. Mitigation measures shall be required prior to full widening of Lower <br /> Sacramento Road. (Planning Title Section 9-2123) <br /> e. The driveway shall be combined with the driveway of Bear Creek Community Church to <br /> the north or be relocated to the south property line. (Planning Title Section 9-2123) <br /> I. An encroachment permit shall be required for work within the road right-of-way. (Streets <br /> and Highway Title Section 10-3103) <br /> g. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable at the time of building permit application. The fee currently <br /> is $221.26 per 1,000 gross square feet of building designated as 'Service Commercial.' <br /> If no building permit is required, the fee will be exempt The fee shall be automatically <br /> increased on January 1 of each year at the rate of 6.9 percent. An additional 3.5 percent <br /> shall be added to the fee upon payment for processing and admnisterinc Ie program. <br /> (Resolution R-Bt-327) <br /> h. A Parcel Map for the proposed Minor Subdivision application shall be recorded prior to <br /> approval of the Improvement Plan. <br />
