BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction pians before submittal to the Building Inspection Division: (1) If the temporary tent structure will seat over 300 people, it will need to be fire sprinklered. k. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) The Fire Prevention Division has reviewed this application and there does not appear to be any major problems associated with the proposed project as submitted_ (2) A complete review at building permit submittal will require compliance with applicable codes and ordinances. (3) Fire flow will be provided for proposed buildings by the use of. A. Appendix 111-A of the Uniform Fire Code(public water mains). B. NFPA 1231 of the National Fire Code(static water supply). (4) Fire department access to buildings shall be in accordance with Section 902.4_ Key Boxes: A knox box shall be installed according to fire department instructions. (5) Fire extinguishers shall be installed in accordance with California Fire Code, Volume 2, Standard 10-1. (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property. (C.F.C. Section 1052.1) (7) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code and the appropriate standards and guides adopted in Chapter 35 of the California Building Code and the California Electrical Code. 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) a. An encroachment permit shall be required for work within the road right-of-way. (Development Title Sections 9-1145.4 and 9-1145.5) b. The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standards CW-C11 or CW-C12 prior to issuance of the occupancy permit. (Development Title Section 9-1145.5) c. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a right-of-way width of up to 55 feet, measured from the centerline of Lower Sacramento Road to the property across the parcel's frontage. A$350.00 fee currently is required for processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed. The fee due will be based on the current fee schedule. (Development Title Section 9-1150.5) d. The frontage improvements for Lower Sacramento Road shall be constructed in conformance with the standards for one-half of a 110-foot-wide right-of-way Major Arterial street.
