BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction pians <br /> before submittal to the Building Inspection Division: <br /> (1) If the temporary tent structure will seat over 300 people, it will need to be fire sprinklered. <br /> k. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) The Fire Prevention Division has reviewed this application and there does not appear to be any <br /> major problems associated with the proposed project as submitted_ <br /> (2) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (3) Fire flow will be provided for proposed buildings by the use of. <br /> A. Appendix 111-A of the Uniform Fire Code(public water mains). <br /> B. NFPA 1231 of the National Fire Code(static water supply). <br /> (4) Fire department access to buildings shall be in accordance with Section 902.4_ Key Boxes: A <br /> knox box shall be installed according to fire department instructions. <br /> (5) Fire extinguishers shall be installed in accordance with California Fire Code, Volume 2, <br /> Standard 10-1. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (C.F.C. Section 1052.1) <br /> (7) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code <br /> and the appropriate standards and guides adopted in Chapter 35 of the California Building <br /> Code and the California Electrical Code. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards CW-C11 or CW-C12 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> c. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> right-of-way width of up to 55 feet, measured from the centerline of Lower Sacramento Road to <br /> the property across the parcel's frontage. A$350.00 fee currently is required for processing, per <br /> Development Title Table 9-240.2, in addition to a copy of the Grant Deed. The fee due will be <br /> based on the current fee schedule. (Development Title Section 9-1150.5) <br /> d. The frontage improvements for Lower Sacramento Road shall be constructed in conformance <br /> with the standards for one-half of a 110-foot-wide right-of-way Major Arterial street.
