`r <br /> f <br /> CONDITIONS OF APPROVAL <br /> PA-1000278 <br /> Newfield <br /> Lot Line Adjustment Application No. PA-1000278 was approved by the San Joaquin County <br /> Community Development Department on January 26, 2011, which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on July 27, 2012, which is 18 months from the effective date of approval, <br /> Unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> ` required by the Land Surveyor's Act. <br /> r . <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Corinne King, {209] 953-7509) <br /> k a. APPROVAL: This approval is for a Lot Line Adjustment among three parcels, Parcel One to contain <br /> 12,220 square feet, Parcel Two to contain 6,263 square feet, and Parcel Three to contain 6,959 <br /> square feet as shown on the site plan dated December 10, 2010. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall .be prepared, stamped and signed by a <br /> F Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply: . <br /> (1) Parcels Two and Three shall be a minimum lot size of 6,000 square feet. (Development Title <br /> Section 9-310.3(x)) <br /> d. DEMOLITION PERMIT: The proposed site plan shows two existing sheds on Parcel Two and two <br /> existing sheds on Parcel Three. A demolition permit shall be applied for and finaled before the <br /> "Notice of Lot Line Adjustment" is recorded. <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff contact: Alex Chetley, (209)468-3000, memo dated <br /> December 22, 2010) <br /> NOTE: Prior to issuance of a building permit for a non-agricultural structure for proposed Parcel Two and <br /> Parcel Three an Improvement Plan for a Private Right-of-Way will be required.
