r <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of one 39 acre parcel located at <br /> 26618 N. Lower Sacramento Road, Stockton, CA. The subject parcel is located in a rural <br /> area. Currently the parcel is being used as a pasture. The zoning for the subject parcel is <br /> RIR (rural residential). <br /> 1.2 Description of proposed development: It is proposed to divide the 39 acre parcel into 30 <br /> parcels. One parcel shall be created for a future well site, one parcel shall be created for <br /> storm pond expansion, 29 parcels to be created for rural residential homesites, and a parcel <br /> for four more future rural residential homesites (these to be done during Phase 11 of project). <br /> In accordance with the San Joaquin County Development Title, this Surface and Subsurface <br /> Contamination Report (SSCR) is being submitted for approval. This report will investigate <br /> r the property for visual or historical environmental contamination based on field observation, <br /> interviews with the owner, and county records. Mr. Gudel was <br /> interviewed on March 2, 2006, Mr Gudel has owned the property for approximately 3 years, but i <br /> the parcel has been in the family for more than`40 years. Currently, subject parcel is being used <br /> for pasture purposes. Located to the north is an existing dairy, to the west is an existing <br /> vineyard, and to the south and east the property is used for rural residential purposes. <br /> Future use of the property consists of creating 32 parcels for future homesites. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> { CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at <br /> the San Joaquin County Agriculture Commissioners office on March 3, 2006 (see appendix for i <br /> results). An onsite survey performed on March 2, 2006 by staff of Dillon &Murphy, as well as <br /> interviewing the present owner, Mr. Gudel on March 2, 2006. <br /> t <br /> } 3.2 Description of all past on-site potential and/or known above and below ground sources <br /> of contamination identified at the project site: Past on-site potential for contamination <br /> j includes fanning uses. Historically there have been no underground storage tanks.
