1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> �.1 Description of site: The project consists of one 39 acre parcel located at <br /> 26618 N. Lower Sacramento Road, Galt, CA. The subject parcel is located in a rural area. <br /> Currently the parcel is being used as a pasture. The zoning for the subject parcel is RIR <br /> (rural residential). <br /> .2 Description of proposed development. It is proposed to divide the 39 acre parcel into 32 <br /> parcels. One parcel shall be created for a future well site, one parcel shall be created for <br /> storm pond expansion, 29 parcels to be created for rural residential homesites, and one <br /> parcel will include four more future rural residential homesites (these to be done during <br /> Phase II of project). In accordance with the San Joaquin County Development Title, this <br /> Surface and Subsurface Contamination Report(SSCR) is being submitted for approval. This <br /> report will investigate the property for visual or historical environmental contamination <br /> based on field observation, interviews with the owner, and county records. This SSCR <br /> includes minimal chemical analysis. <br /> ""1.3 Parcel location map: (See Appendix for Tentative map with Vicinity Map, and APN page). <br /> i <br /> I <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> .0 PAST PRESENT AND PROPOSED FUTURE USES OF THIS SITE: <br /> i <br /> 2.1 Discussion of past, present, and proposed future uses: The primary source of information <br /> of the historic use of this property is testimony of the owner, Mr. Gudel. Mr. Gudel was <br /> interviewed on March 2, 2006. Mr Gudel has owned the property for approximately 3 years, but <br /> the parcel has been in the family for more than 90 years. Currently, subject parcel is being used <br /> I <br /> for pasture purposes. Located to the north is a retired dairy, to the west is an existing vineyard, <br /> F1and to the south and east the property is used for rural residential purposes. <br /> F1 I <br /> A""Future use of the property consists of creating 32 parcels for future homesites. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 1 Methods used to research: Methods used to research this parcel were records researched at <br /> the San Joaquin County Agriculture Commissioners office on March 3, 2006 (see appendix for <br /> results). An onsite survey performed on March 2, 2006 by staff of Dillon & Murphy, as well as <br /> interviewing the present owner, Mr. Gudel on March 2, 2006. <br /> i <br /> 4,,-T.�2 Description of all past on-site potential and/or known above and below ground sources <br /> of contamination identified at the project site: Past on-site potential for contamination <br /> FJ <br /> includes farming uses. Historically there have been zoo underground storage tanks.
