John Funderburg <br /> 26850 North Lower Sacramento Road, Galt <br /> The San Joaquin County Development Title Requirements listed below have been identified as pertinent <br /> to this project. Other requirements may also apply. These requirements cannot be modified. Conditions <br /> are the same as noted in the November 8,2005 memo with the exception of condition A. <br /> a/ The Surface and Subsurface Contamination Report dated February 18, 2004 was deemed incomplete. <br /> An addendum shall be submitted to the Environmental Health Department acknowledging the time <br /> between the last addendum submitted on January 7, 2005 and the current application date. <br /> B. Prior to issuance of building permit for residence on remainder parcel, a Soil Suitability Study shall <br /> be performed and submitted to The Environmental Health Department with a review fee of$186.00 <br /> due at time of submittal. <br /> C. Environmental Health Department requires a Soil Suitability/Nitrate/Nitrate Loading Study indicating that <br /> P q tY <br /> the area is suitable for septic tank usage. This must be performed prior to recordation of parcel/final <br /> map(San Joaquin County Development Title, Section 9-1105.2(d)). A Nitrate Loading Study is <br /> required, and a review fee of$465.00 must be paid at time of submittal to Environmental Health <br /> Department. <br /> The sewage disposal system shall comply with the on site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> or E.P.A. Design Manual for onsite wastewater treatment and disposal system is required for each <br /> parcel. A permit fee of$93.00 per percolation hole is required. <br /> NOTE: All percolation tests are to be conducted in areas of proposed engineer-designed septic <br /> l systems. All percolation tests are to be a minimum of 100-feet away from wetland <br /> boundary. Prior to approval of percolation tests, a Parcel Map shall be submitted to the <br /> Environmental Health Department with dimensions of Septagc area required by <br /> percolation tests under the San Joaquin County Sewage Standards, Section 10.3.4. <br /> D. Due to elevation and topographical conditions,engineer-designed septic systems are to be installed <br /> under permit and inspection with the Environmental Health Department with the current fee of <br /> $450.00(San Joaquin County Development Title, Sections 9-1110.3 and 9-1110.4). <br /> NOTE: Estate type zoning (R-Rl) shall require a double-leach field system with alternating <br /> distribution box to be installed at the time of construction per the San Joaquin County <br /> Sewage Standards.
