THIS IS AN <br /> EXPANSION OF A LEGAL NONCONFORMING MEAT PACKING FACILITY LOCATED <br /> ON THE EAST SIDE OF LOWER SACRAMENTO ROAD, SOUTH OF BEAR CREEK. <br /> (DISTRICT 3). <br /> APPLICANT: Alpine Packing Company APN: 084-080-02 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> In addition, the existing San Joaquin County and City of Stockton Flood Insurance Studies,which <br /> delineate flood risks, floodplains, and floodway areas, are currently being reevaluated. The <br /> reevaluation is being conducted by the Federal Emergency Management Agency, Region IX, Building <br /> 105, Presidio of San Francisco, California 94219, telephone(415)923-7186. The reevaluation may <br /> delineate additional flood risks. The official flood maps are available for review at the Department of <br /> Public Works, IS 10 East Hazelton Avenue, Stockton. These flood maps will be updated when the <br /> reevaluation process is completed. <br /> Lower Sacramento Road has an existing right-of-way width of 80+feet and a planned right-of-way <br /> width of 110 feet. <br /> RECOMMENDATIONS: <br /> I- Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> 2. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $573.00 per 1,000 gross <br /> square foot of building as Manufacturing or$149.08 per daily trip-end generated in the Stockton <br /> area by actual traffic count as determined by a written agreement with the owner. The fee shall be <br /> automatically adjusted July I of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record.)
