CONDITIONS OF APPROVAL <br /> SA-96-1 <br /> Mendoza, et al <br /> Site Approval Application No. SA-96-1 was approved by the San Joaquin County Community <br /> Development Department on February 20, 1996. The effective date of approval is March 1, 1996. <br /> This approval will expire on August 31, 1997, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have been <br /> secured and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142) <br /> a. APPROVED USE: This approval shall be for the expansion of an existing adult day-care <br /> facility in an existing structure from 15 to 23 individuals. There shall be no new buildings <br /> constructed as a part of this approval. <br /> b. BUILDING PERMIT: Submit a 'Commercial Building Permit Application' to bring the <br /> existing structure into compliance with applicable Uniform Building Code requirements. <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details (including gates), on-site parking, signs, existing and proposed utility services, <br /> landscaping, and grading (refer to the SITE PLAN CHECK LIST' for details). A fee is <br /> required for the Site Plan review (Development Title Section 9-884). The Building Permit <br /> application shall be submitted within 30 days of the application's effective date. <br /> C. BUSINESS LICENSE: The applicant shall submit a Business License application(Section <br /> 7-1000 of the County Ordinance Code) within 30 days of the application's effective date. <br /> The application shall specify the maximum number of adults permitted at this facility. <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) Three automobile parking spaces shall be provided for the eight additional, <br /> approved residents (0.33 spaces per bed). The size and location of the required <br /> parking spaces shall be consistent with the requirements of Chapter 9-1015 of <br /> the Development Title. Accessible parking, including van spaces, shall comply <br /> with the requirements of Section 9-1015.10 of the Development Title. Parking <br /> details shall be included on the Site Plan. <br /> (2) The additional parking spaces and any associated driveways shall be surfaced <br /> and permanently maintained with base material of appropriate depth and liquid <br /> asphalt, asphalt concrete, or Portland cement concrete to provide a durable, <br /> dust-free surface. Bumper guards shall be provided where necessary to protect <br /> Conditions of Approval - 1 - SA-96-1 <br />
