CONDITIONS OF APPROVAL <br /> MS-92-0202 <br /> Rudy Mussi, etal <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Notice of Minor <br /> Subdivision. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been f iled with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOP_M= SERVICES' DIVISION <br /> (a) Each lot shall be a minimum of 40 acres. <br /> 2 . PUBLIC WORKS <br /> (b) The Parcel Map requirement is waived. A Notice of Minor <br /> Subdivision is required. New descriptions shall be <br /> submitted to the Surveyor ' s Division for review and <br /> approval, then forwarded to the Community Development <br /> Department for recording as ":Notice of Minor <br /> Subdivision" . <br /> (b) The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235 . 00 mer single family dwelling unit in the Delta <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering news Record. ) (Resolution 8- <br /> 90-304 , R-91-1025) <br /> C Access road for Parcels 2 , 4 , & 5 and any driveway that <br /> exceeds 1550 feet in length from any public roadway shall <br /> be improved in accordance with the recuirements of the <br /> Uniform :ire Code Section 10 . 207 , San Joacruin County <br /> Standards F-1a, F-1b, & F-lc prior to issuance of the <br /> building permit.
