V. AND BOAT STORAGE <br /> AND REPLACE AN EXISTING CARETAKER MOBILE HOME AND MOBILE OFFICE WITH <br /> A NEW 2,400 SQUARE FOOT 2-STORY BUILDING WHICH INCLUDES AN OFFICE ON <br /> THE FIRST FLOOR AND A CARETAKER RESIDENCE ON THE SECOND FLOOR <br /> 2823 E. MUNFORD AVENUE (APN 179-100-141(PA-0500222) (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and <br /> offers the following comments: <br /> I. Should the San Joaquin County require this development be served by City of <br /> Stockton Sewer lines and/or treatment facilities, and if the site's land use is consistent <br /> with the City's General Plan, the property owner shall be required to apply for a City of <br /> Stockton Outside Sewer connection and shall be required to annex to the City of <br /> Stockton, or sign a deferred annexation agreement if the property is not deemed <br /> contiguous to the City, and pay the applicable fees. Further,the owner/developer shall <br /> be responsible for all costs involved in the extension of any sewer mains to serve this <br /> project, as required, to meet City standards. This may include the extension of the <br /> sewer main across the entire frontage of the property. <br /> 2. The proposed development lies within the boundary of the South Stockton Community <br /> Facilities District 90-1 (Sewer District) and is not currently annexed. As a condition of <br /> receiving City of Stockton sewer service, the property owner must annex to the District <br /> (sign the CFD 90-1 MOU)and pay the District annexation fee(currently$9,701.67acre <br /> based on the acreage as determined by the legal map size) prior to permit issuance. <br /> Please contact Dennis Merkel in the City of Stockton Permit Center at(209)937-8546 <br /> for further details. <br /> 3. Full frontage improvements including, but not limited to, curb, gutter, sidewalk, <br /> driveway installation, pavement widening and street lighting should be installed onStockton <br /> Munford Avenue sufficient to provide a 60' roadway section (30' half section).
