The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> a twenty-five(25) foot wide right-of-way from the centerline of Munford Avenue to the <br /> property line across the parcel's frontage. (A$350.00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for dedication.) (The fee due will be <br /> based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Munford Avenue shall be constructed in conformance with <br /> the standards for one-half of a 50-foot right-of-way rural road. The construction of the <br /> frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Improvement Plan. (A $410.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to the Department of Public <br /> Works for approval. As an option,the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of$175.00.) (The fee due will be based on the <br /> current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $182.82 per <br /> additional daily trip-end generated in the Stockton area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record. <br /> (Resolutions 00-433) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. (The fee currently is <br /> $197.00 per 1,000 gross square foot of building designated as Manufacturing. The fee <br /> shall be automatically increased on January 1 of each year through the year 2005 at the rate <br /> of 7.66 percent. <br /> (Development Title Section 9-818.4 and Resolutions R-91-327,R-94-185 and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br />
