JULY 2, 1991 <br /> REVISED CONDITIONS OF APPROVAL <br /> LONE TREE CREEK <br /> MS-91-82 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a. The frontage improvements for the roads to be offered for <br /> dedication in Ordinance Requirement No. "f" shall be <br /> constructed in conformance with the standards for a 50-foot <br /> right-of-way farm or estate subdivision street for the road <br /> along the southwesterly lines of Parcels #4 and #5 and for one <br /> half of a 50-foot right-of-way farm or estate subdivision <br /> street for the road along the southerly lines of Parcels # <br /> #3 , and #5 . The construction of the frontage improvements <br /> will be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior <br /> to approval of the Parcel Map. (A $250. 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed, legal descriptions of <br /> Parcels # #3 , #4 , and #5 and an estimate. The estimate and <br /> legal descriptions shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. As an option the <br /> Department of Public Works will prepare the drawing with an <br /> estimate for an additional fee of $100. 00) . <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> d. A Parcel Map is required. <br />
