The site is
located within the North 1/2 of Section 9, Township 1 South, Range
8 East, Mount Diablo Base and Meridian.
This property and the surrounding area is zoned AG-40
(Agricultural) . The topography of this location is very flat with
a gradient of approximately 0. 0013 sloping from east to west.
Temple Creek, a small drainage channel, crosses Wagner Road and
continues flowing along the northerly boundary of the property in
a westerly direction.
The topographic soils map prepared by the University of
California, Berkeley indicates the site is largely covered by
Landlow clay (adobe) soils with smaller areas being covered by
Stockton clay (adobe) soils. For several years, the subject
property has been planted to vineyards. Prior to that time, the
land was used for the cultivation of row crops or pasture. The
latest San Joaquin County Water Conservation District Maps reveal
that the standing water level of the subject site to be at a depth
of approximately ninety (901 ) feet. This relates to a groundwater
elevation of approximately -25 feet.
Attached is a copy of a percolation test performed on May 31,
1991, by R. W. Siegfried & Associates, Consulting Civil Engineers.
This test hole reveals that the surface soils are underlain by clay
(adobe) soils of a depth of approximately three (31 ) feet. The
observed percolation rate was 41 . 7 minutes per inch.
