CONDITIONS OF APPROVAL <br /> DUE/QUARTAROLI & ASSOC <br /> PA-1200164 <br /> Lot Line Adjustment Application No. PA-1200137 was approved by the Community Development <br /> Department on September 17, 2012 ,which is the effective date of approval. This approval will expire <br /> on March 19, 2014 , which is 18 months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209] 468-3154) <br /> a) APPROVAL: This approval is for a Merger of three parcels into two parcels and a Lot Line <br /> Adjustment between the remaining two parcels as shown on the site plan dated August 15, 2012. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) LOT SIZE: Each parcel shall be a minimum of forty acres in size. (Development Title Section 9- <br /> 872.2([d]) <br /> 2) DEPARTMENT OF PUBLIC WORKS (see memo dated September 5, 2012) <br />
