CONDITIONS OF APPROVAL <br /> RIPON CONS. FIRE DIST. <br /> SA-91-26 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. Proof of legal discharge for storm drain into South San <br /> Joaquin Irrigation District' s channel shall be provided. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> b. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval . <br /> C. The frontage improvement for Murphy Road shall be constructed <br /> in conformance with the standards for one-half of a 60-foot <br /> right-of-way farm or estate subdivision street. <br /> d. Encroachment permit shall be required for work within road <br /> right-of-way farm or estate subdivision street. <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $1, 991. 00 <br /> per 1, 000 gross square feet of building as "Office" in the <br /> Ripon area. The fee shall be automatically adjusted annually <br /> by the Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br />
