1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of two 80 acre parcels located at 1807 Murray Road, <br /> Linden, California. The project is in a farming community and is surr9uhded by agricultural land. It is <br /> zonG-40. he project parcel number is APN 105-060-12 & 13. "There is an existing shop located at <br /> then we comer of the project. Both of the 80 acre parcels have agricultural wells. <br /> 1.2 Description of proposed development• urpose of this project is to divide the two 80 acre <br /> parcels into six parcels. Two parcels bein 40 ac Is, two parcels being 37 acres and two parcels be ng 3 <br /> acres. This is being done through a major >vision application. The-two 3 acre parcels will be us <br /> for homesites. _ <br /> 1.3 Parcel Location Map: (See Appendix). <br /> 1.4 Site Map: (See Appendix). <br /> f 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE• <br /> L 2.1 The present owners, Robert Dondero and John Fugazi, have owned the property for approximately <br /> years. Prior to this, it was owned by the Solari family for 10+years. The past use of the property has <br /> for seasonal row crops, and the present use of the property is half orchard and half seasonal row i <br /> crops. Future use of the three acre parcels being created will be for homesite purposes and the other <br /> parcels will continue to be used for agricultural purposes. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> ` 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> two 40 acre parcels, two 37 acre parcels, and two 3 acre parcels from the existing two 80 acre parcels. <br /> ` Once the two 3 acre parcels are developed for a home, a septic will be required and built based <br /> per the San Joaquin County requirements. There have be"no septic ystems on this parcel. Permits <br /> were researched and illustrate this fact. <br /> 3.2 Site Septic Permit History: Research for on-site septic permits reveal o e permit for this parcel. <br /> The permit/service request number ig SR 0030537�it is also under PA-02-209—This permit was done to <br /> divide the parcels into two 80 acre parcels in 2002. No homes or structures were constructed at that <br /> time, its purpose was to solely divide the property into two parcels. <br /> 3.3 Discussion of on-site septic repair history: No septic permits have been issued,no history of <br /> septic repair is available for subject parcels. As stated above, there was no construction on the subject <br /> parcels when the parcels were split in 2002. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Research shows that the <br /> existing septic tank usage in the general area have resulted in consistant performance. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San Joaquin - <br /> County Environmental Health Department records, the septic systems in this general area range in <br /> installation dates from 1970 to 2002. <br /> 1 <br /> c:\0578\Soil Report <br />
