(2) The existing parking and circulation area shall be repaired or resurfaced to meet the <br /> requirements of Development Title Section 9-1015.5. <br /> (3) A minimum of 15 parking spaces shall be provided, including one accessible space. <br /> (One space is required for every 1,000-sq. ft. of building area and .2 spaces are <br /> required for every student .) (Development Title Section 9-1015.3) <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. (Development <br /> Title Section 9-1015.5[g][4]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten-(10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of State Route 120, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five percent <br /> (5%) of landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. Three trees shall be planted, evenly spaced throughout the <br /> parking lot. A five-foot planting strip is required in the parking lot along the north <br /> property line. (Development Title Section 9-1020.5) <br /> (4) Landscape plans shall be submitted with the Site Plans. <br /> (5) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the north <br /> This <br /> property line of APN 208-200-25 (Development Title Section 1022.4[d][11). <br /> requirement may be deferred until the residential property along the north property line <br /> is developed.
